Kingdom Holding secured a $1.2 billion (£737 million) deal with the Saudi BinLadin Group to build "Kingdom Tower" - a more than 1,000-metre (3,280ft) skyscraper close to the Red Sea in Jeddah, Saudi Arabia’s second largest city.

At more than a kilometre tall, it will replace the Burj Khalifa, which is at least 172 metres smaller, as the world's tallest building and will be more than 500 metres taller than the Willis Tower in Chicago and "The Shard" in London.

Jeddah Economic Corporation, part of the Kingdom Group and responsible for the development, said that the skyscraper was inspired by the "folded fronds of a young desert plant".

Kingdom Tower, designed by a Chicago architect AS&GG, will house a Four Seasons hotel and apartments, condominiums, offices and the world's highest observation deck.

It was conceived around 2007 as the first phase of a $20 billion urban development, Kingdom City, which marks the gateway to the holy city of Mecca.

The Kingdom Tower is previously known as Mile-High Tower, is a supertall skyscraper approved for construction in Jeddah, Saudi Arabia at a preliminary cost of SR4.6 billion US 1.23 billion. It will be the centerpiece and first phase of a SR75 billion US$20 billion proposed development known as Kingdom City that will be located along the Red Sea on the north side of Jeddah. 

The building has been scaled down from its initial 1.6 km about one mile proposal, which was never fully designed, to a height of at least 1,000 metres 3,280.84 ft the exact height is being kept private while in development, similar to the Burj Khalifa, which, at about one kilometre, would still make it by far the tallest building or structure in the world to date, standing at least 173 m 568 ft taller than the Burj Khalifa in Dubai.

Updated Jeddah Saudi Arabia News about Kingdom Tower, set to become the world’s tallest building, will be completed in 63 months, according to Kingdom Holding Company (KHC) Chairman Prince Alwaleed bin Talal.

His remarks came as the Jeddah Economic Company (JEC) yesterday announced a capital increase from SR7.3 billion to SR8.8 billion for the mega project that includes the 1,000m high Kingdom Tower.

Prince Alwaleed, who initiated and has been the driving force behind the decision to build the tower, announced an investment of SR1.5 billion from the Saudi Binladin Group (SBG) for a 16.63 percent stake in Jeddah Economic Company, owner of the Jeddah mega project.

The Kingdom Tower will be the centerpiece and the first construction phase of Kingdom City Jeddah — new urban development of more than 5.3 million sq m of land in the north of Jeddah, overlooking the Red Sea and Obhur Creek.

The contract for construction of the tower was signed with SBG for SR4.6 billion ($1.2 billion) and the overall estimated cost of the entire Kingdom City Jeddah project is anticipated to be SR75 billion ($20 billion).

The work is started in the site. Final design of deep foundation released and the execution of pilot concrete piles is in progress in order to be tested by applying a load of 7500 ton on one pile!

Deep foundations used there is 2 types:
Concrete piles with diameter of 1500 mm & depth = 45 m
Concrete barrettes 2800 x 1200 mm & depth = 85 - 120 m
Polymer shall be used as a drilling fluid to support the excavation while drilling these piles/barrettes.

HUTA Foundations works limited company - is the deep foundations contractor there as a subcontractor from the main contractor SBG (Saudi Binladin Group).

the tower will be built as part of a larger real estate of 3,500,000 square meters. The Kingdom Tower will be a milestone in this project, because it will boost the value of the rest of the property.

The time is appropriate to build the Kingdom Tower now because the prices for construction materials are low. From cement to iron, everything is low.

Secondly, it is being built in Jeddah, because this city is in need for a project of this kind, as it would attract more business here.  Nothing of this size happened in Jeddah for over two decades.

Smith said, would be at least 3280ft (1000m) tall, and about 50 storeys taller than the Burj Khalifa (164 floors). The building will have three sky lobbies, with the most prominent situated at the 157th floor. The viewing platform disc that juts out from the side of the building was originally designed as a helipad and is 25 metres across.

“We designed it in to the building and liked it but most pilots said it could be risky to land on, so we’ve convinced the prince, at the moment at least, that it is a pretty cool feature.”

Smith said the main challenge in designing the tower was incorporating structural, mechanical and architectural systems in to the tower.

“Getting everything to fit and still having room for the use of the building is a challenge.”

Smith said the main lessons learned from designing the Burj Khalifa that transferred over to the Kingdom tower design were the three legs around the core design; the nature of a stepped and sloping or tapered tower design.

“The advancement here is that the stepped design is not as high performance as the sloping design at wind mitigation.” “Wind forces are significant in a tower of 1km.”

"When the wind moves around a building, it creates negative pressure areas behind the building, which creates little tornados or vortices, which push the tower from side to side. It’s the acceleration of this movement that we are concerned about.”

“One of the ways to mitigate that is to step the tower, or slope it. Sloping is more effective but it is a little more expensive." The aspect ratio - the footprint to height ratio - of the two buildings is about the same, Smith said.

One of the limiting factors in skyscraper design, Smith said, was elevator design. At present, elevators can reach a maximum height of 550-570m – due, primarily, to the weight on the cable and the load placed on motors that were currently available. As it stands, the elevators don’t quite reach the highest occupied level of the Kingdom Tower, so a second tier of elevators has been designed in to the building. Smith didn’t elaborate further

Smith also said that skyscraper design had changed considerably post 2001, with thicker concrete walls required, larger stairwells and better security systems in place on all supertalls.

James fortune form the america is designing the The Kingdom Tower will be an architectural challenge in many ways. One of the more challenging tasks of it will be the design of the elevators.

It will be John Fortune, the architect who designed the elevators of other supertall skyscrapers like Taipei 101, Crown Tower in Las Vegas and Burj Khalifa, who will design the Kingdom Tower’s elevators too.

Just as in the case of Burj Khalifa in Dubai, James Fortune will collaborate with Adrian Smith + Gordon Gill Architecture on this project.

James Fortune is the president of the Denver-based “Fortune Consultants” company. Details about the elevators of the Kingdom Tower are not yet made public.
